5 Signs Your Concrete Driveway Needs Replacement

When Repair Is Not Enough

Not every crack means you need a new driveway. But some damage patterns indicate the concrete has reached the end of its useful life, and repair money is better spent toward replacement. Here are the five signs Dallas homeowners should watch for.

1. Wide, Deep Cracks That Keep Growing

Hairline cracks are normal in concrete. They appear within the first year as the slab shrinks during curing and are usually cosmetic. The cracks that signal a problem are different:

  • Width: Cracks wider than 1/4 inch indicate structural movement, not just surface shrinkage
  • Depth: Cracks that go through the full thickness of the slab mean the concrete has separated into independent pieces
  • Growth: If you mark a crack with tape and it widens over several months, the underlying cause is active

What causes it in Dallas: Expansive clay soil is the primary culprit. When the clay swells with moisture and shrinks during drought, it moves the soil beneath the driveway unevenly. Without proper base preparation, this movement cracks the concrete from below.

Repair or replace? Isolated wide cracks can sometimes be routed and filled. But if you count more than 3 – 4 major cracks across the driveway, the slab has lost structural integrity and replacement is the better investment.

2. Sections That Have Sunk or Heaved

When parts of your driveway sit lower or higher than adjacent sections, the base beneath the concrete has failed. You will notice:

  • Puddles that form in the same spots after rain
  • A noticeable lip or step between slab sections
  • Water flowing toward your garage instead of toward the street
  • Uneven surfaces that catch snow shovels or trip pedestrians

What causes it in Dallas: Poor original compaction, tree roots growing beneath the slab, plumbing leaks saturating the base, or erosion washing out base material from under the edges.

Repair or replace? Mudjacking or foam injection (polyjacking) can lift sunken sections temporarily. But if the base material has washed out or the soil is actively moving, the sections will settle again. Replacement with proper base preparation addresses the root cause.

3. Surface Scaling and Flaking

Scaling is when the top layer of concrete peels away in thin flakes, exposing rough aggregate underneath. It typically starts at the edges or in areas where water pools and progresses across the surface over several years.

What it looks like:

  • Thin layers of the surface chipping away
  • Exposed aggregate (small stones) becoming visible
  • A rough, uneven texture replacing the original smooth or broom finish
  • White powdery residue (efflorescence) in affected areas

What causes it in Dallas: The most common cause here is poor finishing or curing during the original installation — especially if the concrete was poured during a hot Texas summer without adequate curing compound. Deicing chemicals accelerate scaling, though this is less common in Dallas than in northern states.

Repair or replace? Minor surface scaling can be addressed with a concrete overlay or resurfacer. But if scaling covers more than 30% of the surface or the concrete beneath is also deteriorating, replacement gives you a fresh start with proper finishing.

4. The Driveway Is 25+ Years Old

Concrete driveways are not permanent. A well-installed driveway in Dallas typically lasts 25 – 30 years. After that, even driveways that look acceptable on the surface may have:

  • Compromised reinforcement (rebar rusting and expanding inside the concrete)
  • Weakened internal structure from decades of thermal cycling
  • Base material that has shifted or compacted unevenly over time
  • Joint sealant that has completely deteriorated, allowing water infiltration

The age test: If your driveway was poured when the house was built and the house is 25+ years old, start planning for replacement even if it looks okay today. The failure mode for aging concrete is often sudden — it goes from acceptable to crumbling in one bad season.

Dallas context: Many homes in Garland, Mesquite, Richardson, and North Dallas were built in the 1970s – 1990s. These driveways are now 30 – 50 years old and represent our most common replacement projects.

5. Drainage Problems Getting Worse

Your driveway should direct water away from your garage and toward the street or a drainage path. When the driveway settles, cracks, or the original grading erodes, water patterns change:

  • Water pooling against the garage foundation
  • Standing water on the driveway surface for hours after rain
  • Erosion channels forming along the driveway edges
  • Water flowing into landscaping beds and causing soil saturation near the house

Why this matters in Dallas: Water management is critical because of our clay soil. Water pooling against your foundation causes the clay to swell, which can lead to foundation movement — a far more expensive problem than a driveway replacement.

Repair or replace? If the drainage problem is caused by settlement, replacement with correct grading is the permanent fix. Patching and filling does not restore the original slope.

When Repair Makes Sense

Not everything requires full replacement. Repair is a reasonable choice when:

  • You have one or two isolated cracks in an otherwise sound driveway
  • Surface damage is limited to a small area (less than 15% of the total surface)
  • The driveway is less than 15 years old and the base is stable
  • The damage is cosmetic rather than structural
